Who We Are
Since it's
inception in 1977, Two Plus For Management Company has
successfully managed housing for families and elderly
residents. Our success has and will continue to be
achieved through "partnering" with the client-owner and
providing high quality management and exceptional
customer service.
During the past
20 years, the company has managed over 70 projects
encompassing over 2300 units throughout New York State.
These projects range from twelve to one hundred units in
scope. Financing these properties has been through a
number of sources, including: USDA Rural Development
(formerly Farmers Home Administration), US Department of
Housing and Urban Development (HUD), New York State
Housing Trust Fund, New York State Department of Housing
and Community Renewal, Low Income Housing Tax Credits,
Bonds, Conventional Financing, and loan programs offered
by the Development Authority of the North Country (DANC).
Many of our properties are owned and managed, which
makes us acutely aware of the need for positive and
realistic net operating income and capital needs as
properties age. Management services are also provided to
non-profits and to the owners involved in several
limited partnership entities.

Four Management Company, through it's ownership and
management experience allows the Company to bring life
cycle cost issues to bear on each project and a
sensitivity to cost effective, low maintenance materials
that will enhance the property for marketing and
operational purposes, as well as addressing the long
term aspects of government assisted housing.
The
Company, with the aid of computer technology is able to
provide a full range of reports to owners each month. At
company headquarters, we use state of the art Classic
accounting software package which includes residential
information, tracks lease, expirations, rents, security
deposits, utility rates as well as full accounts payable
system which includes automated check registers, vendor
files and maintenance information. In addition, this
software provides a full general ledger package and
tracks actual month and year to date information,
providing variances from projected budget amounts.
To
address the needs of "soft" markets, and to keep
pace with today's "consumer needs and demands",
marketing and leasing guides have been developed and
implemented to attract and retain residents. Maintenance
problems, policies standardized forms, etc. are utilized
throughout our properties to enhance and provide quality
management which addressed the needs of owners,
residents, and which is cost effective to the company.
